  • What is a Licensed Conveyancer?

    Our Licensed Conveyancers are professionally qualified to advise clients on property and business conveyancing matters.   • How is Country Lane Conveyancing different?

    At Country Lane we have 3 experienced Licensed Conveyancers as part of our longstanding and committed team. Most conveyancing offices you will find have 1 Licensed Conveyancer which limits their service to you if they are sick or on holidays. We see the immense value in always having an experienced, licensed conveyancing professional to support you through any urgent queries you may have throughout your conveyance to mitigate any stress and allow you a restful nights sleep rather than waiting days for a returned call. We pride ourselves on providing our services personalised to each individual client - whether you are a first home buyer who needs essential extra guidance, a tech savvy developer or someone who prefers a more traditional and less digital approach we have flexible procedures in place to suit you.

  • What will my conveyance cost?

    We offer fixed fee conveyancing so there are no surprises at the end of your matter. We will provide you with a fixed fee quote and confirm this in our Costs and Services Agreement. Please contact us via phone or email to obtain a fixed fee quote for your NSW purchase or sale.

  • What timeframes can I expect on a Sale?

    To start preparation of a sale Contract we ask that you call us to discuss initial details which normally takes around 10 minutes. On the same day we will provide you with confirmation of your instructions and proceed to commence preparation of the Contract. The final Contract is normally available within 1 week from taking instructions, dependent on receipt of documents from Land Registry Services and your local Council. Once your agent has secured a Purchaser the usual period is 6 weeks from the date you sign the Contract (exchange) to the legal transfer of the property (settlement). We can tailor this timeframe in the Contract to suit you. We will ensure your sale Contract complies with legislated disclosure requirements and best protects you in your sale conveyance.

  • What timeframes can I expect on a Purchase?

    We aim to review your purchase Contract as soon as possible from receipt. Whether the agent has exchanged Contracts with a 5-10 business day Cooling off Period or we are completing an in-office exchange we will ensure there is a thorough review of your Contract, a comprehensive written report of our findings and an open phone line to further discuss any concerns you may have all within the appropriate timeframes. This includes but is not limited to ensuring you have finance approval in place, assisting in organising strata, pest and/or building reports and making sure you are confident in proceeding with your purchase. Normally 1 week prior to settlement we will provide you with calculations and final details in preparation for a seamless settlement day.

  • I have a pool/spa. What do I need to organise?

    If you intend to sell a property which has a pool or spa you will need to hold an Occupation Certificate issued within the last 3 years OR a Compliance or Non-Compliance Certificate. An in-date Occupation Certificate OR Compliance or Non-Compliance Certificate must be included in your sale Contract. If an in-date Occupation Certificate is not available, a certified inspector must attend the property to complete a physical inspection of the pool/spa and its surrounds and issue the relevant certificate via the NSW Pools Register.
